Payment

Peak Season Reservations (June, July, August):

  • A 50% deposit is due by January 7 to confirm the reservation.

  • The remaining 50% balance is due 3 weeks (21 days) before check-in.

Non-Peak Season Reservations:

  • Stays under 7 nights: Payment in full is due at the time of booking.

  • Stays of 7 nights or more: A 50% deposit is due at the time of booking to confirm the reservation.

  • The remaining 50% balance is due 3 weeks (21 days) before check-in.

Cancellation Policy

  • 12 weeks (84 days) or more before check-in: Full refund (minus a 5% processing fee) or full credit toward a future rental.

  • 8–12 weeks (56–83 days) before check-in: 75% refund (minus a 5% processing fee) or full credit toward a future rental.

  • 4–8 weeks (28–55 days) before check-in: 50% refund (minus a 5% processing fee) or full credit toward a future rental.

  • Less than 4 weeks (0–27 days) before check-in: No refund, or 50% credit toward a future rental.

Rescheduling

  • Guests may reschedule one time only, and the deposit will be applied toward a future stay.

  • Rescheduled stays must occur within 12 months of the original reservation date.

  • If the rescheduled stay is later cancelled, no refunds or credits will be issued.

No-Shows

  • Guests who do not arrive for their reservation without prior cancellation will be considered a no-show and will not receive any refund or credit.

Check-In / Check-Out

  • Check-in: 4:00 pm

  • Check-out: 11:00 am

Minimum Stay

  • One week minimum stay required in June, July, and August.

  • Three-night minimum stay required for Holidays. (Christmas, Valentines Day, Memorial Day Weekend, Labor Day Weekend, and New Year’s holiday.)

  • Two-night minimum stay required for the remainder of the year.

Occupancy Limits

  • Maximum occupancy: 11 guests (full lodge) or 7 guests (upper lodge).

  • Exceeding this number without prior approval may result in cancellation or additional fees.

Pets

  • Pets are allowed with prior approval.

  • Guests are responsible for cleaning up after pets and ensuring no damage occurs.

Cleaning & Excessive Cleaning Fee

  • Standard cleaning after your stay is included in your rental fee.

  • Guests are expected to leave the cabin in reasonably clean condition (dishes washed, trash removed, personal items packed).

  • A $125 excessive cleaning fee will be charged if the cabin requires extra cleaning beyond normal turnover.

Facilities & Equipment

  • Equipment and facilities are provided at the discretion of the owner. While every attempt is made to ensure that such equipment is in working order for the duration of the rental period, we do not accept responsibility for refunds or compensation if a breakdown or other situation renders any item unusable.

  • Equipment and facilities include, but are not limited to: watercraft, piers, chairs, raft, television, ceiling fans, appliances, and internet.

Liability / Safety

  • Guests use the property at their own risk.

  • Owners are not responsible for accidents, injuries, or illness occurring on the premises.

Parking

  • Parking is available for up to 4 vehicles.

  • Please do not park on the grass or block neighboring driveways.

Prohibited Activities

  • Large events, parties, or gatherings are not allowed without prior approval.

  • Illegal activities of any kind are strictly prohibited on the property.
